Shusway RV Hideaway is located is a quiet residental part of Scotch Creek, within walking distance to all ammenities. We offer 3 private RV sites and a chance to relax and unwind after all the adventure to be experienced in the Beautiful Shuswap Lalke area.

A Lake full of Memories!

Disclosure: Shuswap RV Hideaway park is not a year-round permanent primary residence. There are no frost-free water connections or hook ups to services and facilities meant for permanent housing. Due to these circumstances and other 

points noted in these rules, paying occupants are considered and referred to as a Park User, not as a Tenant or Lessee. The Mobile Home Park Tenancy Act (MHPTA) nor the Residential Tenancy Act (RTA) applies to these temporary use RV sites. Rather this document will only be signed as a License to Occupy. The (Park) Manager will use the Hotel Keepers Act to evict Park Users, if necessary, and will always be working in the best interests of the Property Owner.

 

GENERAL

G1 Employees of the Park shall not be subject to the individual direction or control of renters or others. The control of employees is specifically vested in the Manager and its duly authorized agents.

 

G2 All garbage and other waste material must be placed in the receptacles provided by the Park. Renters are responsible for removal of their own large waste items (ie. BBQ’s, furniture, etc.) and are not to place such items in or around the garbage bin. Also, no garbage or waste from offsite is to be brought into the Park for disposal in the garbage bin.

 

G3 Taking shortcuts across or through sites is not permitted.

 

G4 No Park User or other person is permitted to sell goods or services within the Park. This includes drugs and marijuana.

 

G5 Park Users shall at all times be responsible for the conduct of their children and their Guests within the Park premises. All young children must be accompanied by an adult when using the Park facilities.

 

G6 The gathering or cutting of wood or other vegetation within the Park is prohibited.

 

G7 Fires are allowed only in approved firepit areas and all fire bans are strictly enforced. The Manager may prohibit the building of the fires at any time when such fires are considered either unsuitable for the existing conditions or when they represent a fire hazard. Open fires are allowed on individual sites in approved fire pits. Approved Propane fire pits are permitted on sites.

 

G8 The use of firearms and all other weapons is prohibited within the Park.

 

G9 Quiet hours shall be observed from 10:00 pm (2300) to 8:00 am (0800). At no time shall the use of noise generating equipment be permitted or anything that will cause a nuisance to other Park Users, Tenants of the suites or Guests or Neighbours.

 

G10 All exterior clothes drying must be done in an unobtrusive way. The future laundry machines are for RV Park Users use.

 

G11 Dogs are not allowed.

 

G12 The RV Park washrooms/laundry are located at the rear of the site. Only RV Park Users are allowed keys to these common facilities. You must lock them after each use. (Future Development)

 

G13 Unsightly, leaking or potentially hazardous RV units will be asked to leave the RV Park and their weekly fee or prorated nightly fee will be reimbursed. Example: if they’ve paid for 10 nights but get asked to leave on their 7th night, 3 nights will be reimbursed.

 

LIABILITY

L1 All facilities are used by Park Users at their own risk. The Landlord will not be responsible for any personal injury to any Park Users or other person, or for any loss or damage to any property of the Tenant or other persons. Park Users agree to provide their own insurance to cover any losses to their own personal possessions and RV.

 

L2 As Park Users, you are to conduct yourself (and others on the site with you) with decorum, and not indulge in loud, boisterous behavior, harassment, intimidation, use of vulgar language, or intentional vandalism of property in the RV park.

 

L3 Park Users are not allowed to add permanent features, such as a deck, carport, or skirting unless the Manager has explicitly or implicitly permitted so with written permission.

 

L4 The Manager may from time to time and on reasonable notice to Park Users, make other and further reasonable rules for the care and cleanliness of the grounds, and the best interests of the majority of occupants at Shuswap RV Hideaway.

 

SITE USE

S1 All RV’s must have sewer connectors which seal tightly. RV’s holding tanks must be emptied before arrival. Hazardous materials, paper towels, Kleenex, cigarette butts, condoms, or feminine hygiene products of any kind must not be poured or flushed down the drains. Only RV friendly toilet paper can be used. The Park is on a sensitive septic system.

 

S2 Sites are suitable for “regular RV’s”, but in any case the Manager, at their sole discretion, reserves the right to rule on the suitability of any RV entering the Park. The maximum allowable length of RV is 40 feet.

 

S3 No major repairs or adjustments shall be made to motor vehicles in the Park premises.

 

S4 When placing an RV on a site, the RV may be raised off the ground only to the extent that the weight is off the tires.

 

S5 RV tip-outs or sides are not to encroach on the site setbacks. Likewise, any Park Users items or property should not encroach on site setbacks. Parking will be limited to the site or arrangements need to be made for parking in front of property.

 

S6 Unsightly storage of loose items is not permitted under the RV. Storage under RVs should be done discreetly and in clean storage containers. Low storage boxes on rollers may be stored under the RV but no storage of loose materials will be permitted.

 

S7 RV sites shall be left in clean and tidy conditions at all times, and especially when vacated during the winter. Tarpaulins shall not be used to cover RV’s on individual sites.

 

S8 Smoking is permitted within your site. Smoking is not permitted anywhere else in the Park. Cigarette butts and any fire/smoldering material must be disposed of safely as they are a fire risk.

 

S9 No deep freezers or refrigerators larger than 2 cu. Ft. are to be located outside of the owners

RV unit.

 

S10 Propane tanks are limited to a total of 100lb capacity on any one site because of potential danger to others in close proximity. That accounts for two 30lb tanks on the front of their trailer, one 20lb tank on their BBQ and one 20lb tank on their propane fire pit. Tanks may not be enclosed.

 

S11 It is the Park Users responsibility and expense to move any of their personal property that impedes access to any common property that requires repair or servicing.

 

S12 Any seemingly abandoned property will be removed after 14 days and discarded in a way that is of the Managers discretion.

 

VISITORS

R1 Park Users shall be responsible for the conduct of their families, guests and other persons they permit on the RV site. They shall be responsible for the full value of any loss or damage to property or equipment willfully or otherwise defaced, injured, damaged or destroyed by their families, guests or other persons the Park User permits on their site.

 

R2 The RV site cannot be sublet without the Manager’s approval.

 

R3 Only one RV vehicle and the Park Users one primary vehicle is permitted on any site. Guests must park in the area in front of the property with Manager’s approval.

 

R4 If any Guest activity should reach an inordinate level, the Manager reserves the right to limit the numbers of Guests visiting on any one site.

 

R5 Guest visiting hours are restricted between 11:00 pm (2300) and 8:00 am (0800).




FEES

F1 Park User fees are charged at a Daily (3 day minimum), Weekly, Monthly or Seasonal Rate (5% discount) and must be paid in advance. This does not include the deposit (for Seasonal Guests)  that is mentioned in F5. Water, electricity, and sewage are provided from March 1 - November 15 weather permitting. Wifi is provided and included in the rental rate.

 

F2 Storage Fees during winter months (November 1 - March 1) or at any time over the 6 month allowable term at the rate of $100 per month. During this period the Wash/Laundry House will be available to Rent access which will extend the cold weather usage.

 

F3 Late payment fees may be subject to a penalty charge of $50. Any NSF fees will also be the responsibility of the Park User.

 

F4 The Manager holds exclusive rights to have Park Users removed, at their own expense, in the event of non compliance with these rules or non payment of Park User Fees. Power will be discontinued 48 hrs after payment due date has passed unless other arrangements have been made.

 

F5 A $500 cleaning deposit for Seasonal Guests will be held in trust and returned to park users at the end of their stay once all of their belongings have been removed. This is necessary in case of RV abandonment resulting in towing and/or disposal fees.

 

F6 Park Users must pay their dues in full on the start date of this agreement, unless otherwise authorized in writing by the Park Manager.

 

F7 CANCELLATION POLICY Seventyfive (75%) of the total booking charge will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made less than 14 days prior to the arrival date, no refund will be issued.
